Apartments near finish, nursing facility to break ground

WILLOW PARK —The Village at Crown Park, a 208-unit apartment complex north of Interstate 20 in Willow Park that began construction in August, is on track for completion a year later, according to property owner Kyle Wilks.

In addition, a 54,000-square-foot skilled nursing facility planned for the area is slated to begin construction soon.

Wilks told the Democrat that the 13-building complex, which will offer one, two and three-bedroom apartments for $850 to $1,300 per month, is set to open Aug. 1 and is already 25 percent pre-leased.

“We’ve had good luck on the pre-leasing because it’s in the Aledo ISD,” he said. “We’re super excited to be a part of the community.”

The Village at Crown Park, built in a “rustic ranch” style to blend in, Community Director Pam Scott said, will have a large resort-style pool, a fitness park and a business center.

 The Willow Park City Council will meet June 11 to consider an amendment to the Village site plan.

The amendment would allow dumpsters to be replaced with an on-site trash compactor and tennis courts to be replaced by a picnic area with gazebos, Scott said.

During the same June 11 council meeting, council members will consider a 10-year special use permit for the 123-bed, 54,000-square-foot nursing facility planned by Robert Cramer.

Cramer is CEO and manager of a five-member partnership that also owns College Park Nursing and Rehab in Weatherford.

“I anticipate both these projects will be finalized after the council meeting,” Willow Park City Administrator Matt Shaffstall said.

 The Willow Park council approved a site plan for the nursing facility, which caters to geriatric residents and patients, in May.

The SUP will be needed to obtain a certificate of occupancy, Cramer said, but is not a prerequisite to beginning construction.

“The contractor will be getting things going in the next week to 10 days,” he said. “We’ll be starting site preparation and extending Crowne Boulevard by 500 feet.”

Cramer said the construction of Willow Park Rehabilitation and Care Center — with a large courtyard, two nurses’ stations and a rehabilitation gym — will take about 10 months.

The facility will offer 24/7 skilled nursing care and rehabilitation with regards to physical, speech and occupational therapy, he said.

“We’re excited about getting this moving,” he said. “There’s a waiting list at College Park Nursing and Rehab, and we can’t open quickly enough.”

Two other projects planned for the Crown Park area — an assisted living facility and a medical complex — must have plans presented to the city for work to go forward, Shaffstall said.

“Real interest” has been expressed in building an assisted living facility, he said, but the city has no paperwork.

“As a representative of the city, I can only comment if I have received plans,” he said.

Willow Park is also awaiting detailed construction plans from Texas Health Resources for the medical complex — an emergency room and medical office building. The council approved a site plan for the complex in April.

“The timetable is up to the applicant,” Shaffstall said. “Some of it is related to the construction of the off-ramp.”

Work is ongoing on the ramp project, which will move the westbound exit for Mikus Road/FM 5 east by less than a mile to provide better access to the developing area.

Wendell Watson, director of public relations for THR, said he expects to have information on the medical facility’s construction plans in the next two weeks.

“We have several approval steps to go through in our organization,” he said.

 The building — which may later expand to a complete hospital — is planned for the northwest corner of north Interstate 20 service road and Crown Pointe Road.
