New Aledo subdivision in planning stages

A new 129-lot residential subdivision, Brookhollow, is being planned by Aledo resident Kenny Ozee, manager of Kenmark Homes, for a 41-acre tract on south FM 1187 where the road curves, near Aledo city limits.

In fact, about a fourth of the proposed subdivision is in the city’s extraterritorial jurisdiction, according to Ozee, who is also proposing that the city annex the acreage.

 Brookhollow will require infrastructure improvements — including a lift station and water and sewer lines — and the Aledo City Council plans to conduct a public hearing in March to discuss changes to the city’s wastewater master plan and impact fee ordinance.

Ozee would also like to have the subdivision’s entryway built west of a road depicted on the city’s thoroughfare plan, requiring a change to the thoroughfare plan as well.

The builder/developer said Brookhollow will be similar to Versailles, the subdivision his company developed in Aledo in 2008, with homes valued between $200,000 and $300,000.  

Through the economic downturn people have continued to purchase homes in Versailles, he said, which is located less than a half mile from the proposed development.

Ozee said 9 acres in the middle of Brookhollow’s wooded acreage have been set aside for a park with walking trails, and the development may contain a pond.

“There’s a brook through there,” Ozee said. “It’s a tranquil area, and we’d like to take advantage of it.”

The proposed lots are 60 feet by 120 feet, he said, but terms and restrictions for home construction are not yet in place.

Royal Crest Homes will build in the subdivision, he said, but others have not committed.

In a memo to City Administrator Ken Pfeifer, Public Works Director Gordon Smith said the city proposes to share in the costs of the infrastructure upgrades.

Ozee said the cost-sharing agreement has yet to be negotiated. He anticipates beginning construction in July if all goes as planned.
