David Keener, a business partner with Silver Ridge Assisted Living, approached a joint session of the Aledo City Council and other city boards Tuesday with a proposal to build a facility for older adults near Aledo City Hall.
The proposed 40,000- to 48,000-square-foot structure, to be sited on a 4.9-acre tract, would front Old Annetta Road and back up to the railroad tracks.
Keener estimated it would cost between $5.5 million and $6 million.
The facility would house some 55 residents, he said, and offer a mix of memory care, assisted living and independent living components.
“Our facility in Colleyville has great reviews, great resident care records, great family records,” Keener said.
“We’re trying to make this look like a home, feel like a home and smell like a home.
“We pride ourselves on being smaller.”
Silver Ridge Assisted Living got its start in Colleyville in 2009, Keener said, beginning with the purchase and remodel of an existing business.
Since then, the company has established three older adult care facilities in Colleyville and is building another in Southlake.
“We’ve done a market study of Aledo, and the need is definitely here,” he said.
Keener displayed an architectural rendering of the single-story 33-bed facility under way in Southlake, with a masonry/cedar exterior topped by a shingle roof with standing seam metal accents.
“We break the facility up into smaller buildings, so people don’t get lost in the halls,” he said, pointing to a drawing of the complex’s interior.
The center would have about 25 employees, he said, including either an LVN or RN, certified nursing assistants, care staff, cooks and activity directors.
The care ratio would be four or five residents per staff member, he said, compared with an industry standard of 12 to 15. In Colleyville, one doctor serves 90 percent of the residents.
Medications are checked for new residents, Keener said.
“The typical resident comes in with 20, 30 up to 50 medicines,” he said. “One of our big pushes over the first three months is to wean themdown from all the medicines they’re taking.”
All residents are private pay, Keener said. The cost for assisted living is in the $3,300/month range, with the cost for memory care ranging from about $3,800 for a shared room to $4,400 for a private one.
Meals are cooked for all the center’s residents, he said, and transportation is provided to local stores.
The city has recommended the company seek planned development zoning for the project, to offer the most flexibility.
Currently, the build site is a mix of planned development, residential and commercial zoning.
Company plans call for a masonry fence behind the nearby Villas at Aledo subdivision and a 10-foot-high cedar fence along the railroad.
The project is on the council agenda for August, City Administrator Ken Pfeifer said.
