The leaky roof that has plagued the Parker County Courthouse Annex for years will be replaced at a cost of $329,645, according to a vote taken by Parker County commissioners Monday.
Through a contract with U.S. Communities Co-Op, The Garland Company should begin work by March 15, Building and Grounds Supervisor Kevin Holloway said, finishing in about 30 days.
The roof was “touched up” by county crews three or four years ago, he said, but needs much more than that.
“I think for the long-term this is going to be the best deal for the county as far as cost savings and also a maintenance issue,” he said.
“We have our computer systems up there in the annex, and with a leaky roof if anything happens to that server we’re really in bad shape.”
Holloway said workers will strip the roof to its base metal decking and install new overflow drains.
Of better quality than the current one, the new roof will have a 30-year edge-to-edge warrantee with all leaks covered except those caused by hail or other acts of nature, he said.
Garland’s bid is about $15,000 higher than the others, Holloway said, but the century-old company has already completed a new addition at the back of the annex.
“The main reason I went with this company is that they’ve done the prior renovation on the new part,” he said, “so that warrantee and this warrantee won’t conflict. It’s all one company under one umbrella.”
Holloway told the court the roof was within his department’s budget. He said he had been able to negotiate a $75,000 cost reduction with the company over the past few months.
In other action the court:
• Approved a change order for the new I-20 Interchange reconciling quantity over-runs and under-runs and crediting the county with $173,000. The current contract is now $8.29 million, compared with the original $8.47 million contract, with final completion scheduled for May 28.
In the last two months, construction has been centered on entrance and exit ramps, the new bridge and new signs and striping.
